Here's how the process works in 6 simple steps:
Step 1 – 15 Minute Phone Call:
We’ll start with a quick 15-minute phone call where we’ll discuss your plans and what you’re hoping to achieve working with me. We’ll also get an overview of your finances, including how much your house is worth, your home loan balance, and your income. If we’re a good fit, we’ll make an appointment to meet in person, and it won’t cost you a thing!
Step 2 – Free Appointment:
In this step, we’ll deep dive into your finances and your short-term and long-term goals such as retirement, big holidays, kids and big-ticket items. We’ll discuss how we can save you money by negotiating with the best lenders compared to your current loans, potentially saving you thousands! I’ll also explain exactly how we can help you and how much I charge. Additionally, I’ll use my tools to calculate every cost the property could have, including your tax deduction, and give you a figure of out-of-pocket costs. I’ll work out the loan structure to maximise your tax deductions, and we’ll look at examples of investments I’ve done for other clients in your price range.
Step 3 – Loan Submission:
Once we’ve established the best loan option, we’ll submit your loan application and work to secure preapproval. We won’t start looking for properties until preapproval is in place.
Step 4 – Look for the Property:
In this step, we’ll search for properties that meet your criteria. I’ll gather a land contract, fixed-price building contract, and rental appraisal from an independent real estate agent. I’ll work out the purchase price and rent yields, including all costs, such as management fees, rates, insurance, etc. Using the program you saw at our initial appointment; we’ll also consider all the tax deductions, including depreciation.
Step 5 – Get Loan Fully Approved and Exchange on the Land:
Once we’ve found a property that meets all the criteria, we’ll get the loan fully approved and exchange on the land. We’ll discuss land settlement and build times, which can vary depending on the property.
Step 6 – We’ll Hold Your Hand Every Step of the Way:
During the entire process, we’ll provide ongoing support and assistance.
Mel from my office will look after your bank progress payments throughout the building process. At any time, if you’re unsure about anything, you’ll have my direct number, and I’ll update you at each stage of the process. We’ve got you the whole way through!

What if you can’t get a tenant?
Vacancy rates are very low at the moment, but that’s not always the case.
If it does happen and you can’t get a tenant, check for any repairs and lower the rent.
A little less rent is better than no rent at all, right?
What if you get a tenant and they don’t pay the rent?
If the tenant doesn’t pay the rent, don’t worry! You’ll have landlord’s insurance that can cover you for any loss of rent. Plus, you’ll have a bond you can claim back on if needed.
So, even in the worst-case scenario, you’ll be covered.
What if the tenants trash the house?
Landlords’ insurance includes coverage for malicious damage, so you can be protected in case something goes wrong.
What if the property market takes a dip?
Even if the property market crashes, it is important to remember that property is a long-term investment. If the market goes down, you will still have rental income to cover the mortgage payments. We only invest in strong growth and rental properties to minimise this.
Is there a risk of losing my property?
We carefully select properties in strong growth areas that are likely to increase in value over time, and that are initially worth more than you paid for them, so if you had to sell, there’d be enough money to pay out all loans.
What if I lose my job?
I always ask, “What if you lose your job and you don’t have an investment property?”
You at least have a steady stream of rental income until you get another job.
What if interest rates continue to rise?
History has shown that when interest rates go up, rents go up as well. It’s wise to have a buffer in place for any expected expenses. I can help you plan for these increases and make sure you’re making informed decisions!
What if unexpected events like war affect the property market?
Even if we go to war, people will still need a roof over their heads, right?
So property investing is still a good strategy.
